Adding a swimming pool to your backyard is a costly investment, but if you enjoy swimming, have kids or do a lot of entertaining a pool can certainly add that extra to your home. It does also increase the resale value of a property, but typically only by a few thousand dollars, not the total amount that is costs to install and maintain the pool. In some areas such as the southern United States in some major cities not having a swimming pool dramatically decreases the resale value of a home over those in the neighborhood that have a pool.



There are two different types of pools, the above-ground and the in-ground type pool. The above-ground is the least expensive option, but typically you will also build some type of raised deck to provide seating and lounging space at the surface level of the pool. Since an above-ground pool is not supported by the soil and is not made of the same material as an in-ground pool there is a limit to the size and shape for above-ground pools simply due to the laws of physics. Most above-ground pools will be made of resin with a vinyl lining. Most above-ground pools will range in price around the four to six thousand dollar mark, with the decking and accessories priced over and above that. In most cases an above ground pool that is standard size with a full deck and equipment will cost out at approximately ten thousand dollars.


An in-ground pool can be either fiberglass or concrete in material and will require additional excavation costs and site preparation costs. The more abstract the shape of the pool the higher the cost of both the pool itself as well as the groundwork to install the pool. Keep in mind that water lines must also be installed and this is definitely not a do it yourself project. Most in-ground pools will cost between ten and thirty thousand dollars, with the large price range based on the different shapes, depths and options available. Highly customized and one of a kind pools will easily range between forty and seventy thousand dollars. With in-ground pools you will likewise need to build a deck area, many owners choose either cement or tile and the costs on the deck will vary based on materials and style.

Some pools are almost virtually fully automated when it comes to cleaning and maintenance, and these in-ground pools will typically be significantly more expensive. Many homeowners elect a low maintenance pool and then use a pool cleaning service to keep their pool in top shape. In colder climates and even in some moderate climates pools maybe drained or closed over for the winter months, reducing the costs of running and maintaining the pool when it is not in use. Keep in mind that there are laws regarding the type of fencing that must be used if there is a pool on the property as well as the additional liability insurance you will need to carry on your homeowner's insurance.
