When everything else about the dreamy luxury houses you've been touring seems the same – view, location, quality of construction and amenities – and you're all dazed and confused and don't know which one to choose - then compare the cost per square foot of construction. That's what the appraisers do.
There are 3 basic ways to appraise a property - the market value based on sales comparables, the economic value based on rental income, and the construction cost.
In the USA, depending on the prevailing market situation in a given locale - more or less weight is typically given on each ot the 3 methods.
For commercial properties - often a blend of all 3 is appropriate with the most value often given to the income approach.
Residential appraisers usually rely most heavily on the market approach. However in Mexico (as well as other countries) - sales data is a closely guarded secret and tax authorities and appraisers usually end up giving the cost approach the most weight with many appraisers leaning heavily on the original asking price and insider information on what the actual sales price was... i.e. - Pssst. please tell me what you paid for the house... And voila! The appraisers numbers come in right on the money.
