Janitor Service

A janitor service can serve many industries. Some of the industries that are served are hotels, restaurants, schools, casinos, property management, offices, retail locations, medical facilities, and industrial facilities. Although resident cleaning is more detailed, home owners can take advantage of some of the singular services offered by a janitor service. Unless a business, elects to clean its own facility it must hire a janitor service. Businesses will hire a janitor service to clean anywhere from one to seven times per week. Depending on the size of the business, it can take anywhere from thirty minutes to eight hours to clean any particular location.

The services rendered by a janitor service can vary from customer to customer. Some of the basic services that are rendered by a janitor service are vacuuming, dusting, emptying trash, cleaning restrooms, and wiping down horizontal surfaces, moping, high dusting, and cleaning partition glass. There maybe some specialty services that may need to be performed for some customers. Some of the specialty services that may need to be carried out are carpet cleaning, grout cleaning, window cleaning, stripping and waxing, auto scrubbing, pressure washing, marble polishing, buffing, gum removal, upholstery cleaning, and wood floor refinishing. Any particular janitor service may offer all, some, or none of these specialty services.

Some industries may require additional services to clean the facility properly. Some of the industries that may require additional services are restaurants hotels and auto dealerships. Restaurants can be one of the most difficult types of facility to clean. The part of the restaurant that makes it a difficult place to clean is the kitchen. The kitchen adds a different element to cleaning, “food.” In restaurants, food often ends up in more places than it is supposed to. In addition, the cooking equipment, such as ovens and grills need to be clean. Ventilation hoods also need to be wiped down, because grease will accumulate on the surface.

Hotels are another industry with special cleaning needs. Hotels need to maintain a housekeeping staff. When a customer is finish using a room a housekeeper must clean the room for the next customer. Some of the tasks that a housekeeper will perform are making the bed, vacuuming, cleaning the bathroom, and any other general cleaning that maybe necessary. Hotel housekeeping is not a function that the average janitor service provides. Auto dealerships are another industry that requires additional cleaning services. Besides normal everyday cleaning, auto dealerships need to have their mechanic bay floors cleaned. Cleaning the bay floors requires the use of an auto scrubber. Some dealerships need to have their bay floors cleaned every night. A qualified janitor service can provide this service and many more to customers who need their help.

The Advantages of Using a Janitor Service

Using an outsourced janitor service has many advantages that may be overlooked by an employer. The employer may think that using already hired employees to also perform the cleaning tasks for the business can save money. In fact, this usually ends up costing the company more. Employee moral can dwindle, overtime will most likely have to be paid, and the cleanliness of the business can deteriorate.

When employees are asked to perform these tasks, they may feel belittled. From the employee's perspective, they were hired to perform a specified task. When asked to also clean on top of those duties, the employee could feel insulted, or disgruntled. A janitor service usually has a crew that work together to clean the business quickly. The time of day they come and clean can be negotiated so as not to interfere with the flow of the business. They will pay strict attention to bathrooms, floors, and dusting.

When cleaning in house, overtime will most likely need to be paid. The workers have tasks that need to be completed in their set hours, so the cleaning will come in second. There are many disadvantages to in house cleaning. If the designated employee (or employees) is ill, then the cleaning does not get done; nor will it get done if there are other deadlines that must be met. Other employees may lose moral because their work areas aren't cleaned on a consistent basis, not to mention the customers' distaste if the company caters to the public. The janitor service will be consistent; even when they have employees out, the cleaning will still get done.

Cleaning supplies will need to be purchased and maintained when cleaning in house. If the inventory is not monitored, then some of the cleaning will very likely not get completed in a timely fashion. A janitor service maintains their supplies, and will consistently perform to expected standards for fear of getting replaced. Their reputation is at stake.

Overall, a business will save a lot of headaches and money if they outsource to a janitor service. Employees will enjoy coming to their clean workspaces, and not have to mess with cleaning it themselves. They will be able to focus on their assigned tasks. The public will notice how clean the business is, and will subsequently want to return.

Customer Service

When it comes to running a janitor service businesses or individuals want to deal with someone who is straight-forward, honest, and will get the job done. Customer service should be a top concern, along with the quality of service one can provide.

Displaying a high level of professionalism should be first and foremost to any janitor service. Customers want to know that they will be treated with respect and that the job will be done correctly. Every customer has different needs as to what may have to be done at their particular location. Rigorously following any cleaning schedule obtained through the customer will show them that they are not only dealing with a service that can get the job done, but will perform their tasks in a timely manner.

A janitor service can also supply excellent service by paying attention to detail when in the process of doing their job. Cleaning an office means having to move objects in order to clean under or around them and making sure everything ends up where it started. Having a janitor service that does not put things back in their proper place or will not move things to clean around them will likely result in the customer looking for a new service.

Good customer service goes a long way in any business. For a janitor service this can be done by showing up on time, doing the best job that can be done, and adhering to any customer requests. Always communicate with the customer any changes that you feel might need to be made in the cleaning process or things that could be done to make the job easier. The customer may also request some kind of special service, and by doing what they requested and handling the job in a professional manner your janitor service will likely have a customer that will stay with you for a long time.

Any good janitor service will always do a walk through of the premises before they leave to make sure nothing was missed and that the job is complete and satisfactory. Any obstacles that may be causing a problem in completing any job should be immediately brought to the attention of the customer. Only by communicating with each other can the janitor service and their customer be on the same page about what the job entails and what needs to be accomplished. A good janitor service will take immediate action upon any requests by the customer and establish a good rapport that will make their company one that the customer will want to continue to use.

Green vs. Traditional Cleaning Products

A safer and healthier alternative to traditional cleaning products are green cleaning products that are made with natural and non-toxic ingredients. These cleaning products work just as well for a janitor service as traditional cleaning products to rid surfaces of dirt, grime, grease and to disinfect. There is a substitute green cleaning product for almost every type of traditional cleaning product. Traditional cleaning products cut the grease and kill the germs but they also contain a high concentration of harsh chemicals, which can be dangerous to the environment and health. These products are bad for the environment because they get into the water system when they are flushed or washed down the drain.

Traditional cleaning products are also dangerous for the respiratory system and are even more dangerous if they are exposed to the skin or if they are ingested. Green cleaning products are made of natural ingredients so they can be washed down the drain while remaining safe to the environment. However, most people wear gloves to protect the hands from the chemicals in the products they can still find a way to contact exposed skin and even the eyes. Gloves should still be worn when using green cleaning products because they can irritate the skin but they do not carry as high of a risk of poisoning the body through skin contact.

Traditional cleaning products are sometimes abundantly used when they are used by a janitor service to clean large buildings. When used in moderation in the home, the effects of these products are less noticeable, but any dangerous effects to the environment and health are manifold when used to clean stores, factories, and large buildings. The people working for a janitor service can be exposed to dangerous fumes upon repeated inhalation of the fumes emitted by these cleaning products. To avoid the headaches and nausea, which sometimes accompany the inhalation of the fumes the traditional cleaning products, can be switched for green cleaning products.

It is easy to breathe when cleaning with natural cleaning products. They can be used to clean just as effectively and many of these products leave a nice and pleasant safe scent behind because they are made with natural ingredients. Though proper ventilation is still suggested when using green cleaning products, it is not required to avoid headaches. Green cleaning products can be an excellent alternative cleaner for a janitor service to use in indoor spaces, which do not have windows.

Vacuum Versatility

Vacuuming may not be a favorite chore, but it is essential in some lines of work. A janitor service depends on the vacuuming efficiently to run their business. The correct equipment will assist to carry out a cleaning job without repercussions. The basis of physically healthy employees begins with two main features of a vacuum. A machine should be lightweight, and require limited bending over.

A backpack vacuum comes in handy for jobs that would normally be grueling. An important quality to look for is the length of the hose. The fully assembled tube should extend to the height of an operator’s waist in addition to offering shorter options when dismantled. To avoid constricting a worker the electrical cord should be at least fifty feet long. This type of vacuum needs both a shoulder strap and a waist belt to balance the weight. A backpack style makes cleaning steps and overhead jobs a snap. This vacuum design is perfect for maintaining businesses that are open 24 hours a day. A janitor service can move through the work area without being a distraction.

Upright vacuums are probably the most popular style due to consumer demand for residential cleaning; a janitor service may find it inadequate. An upright vacuum can get the job done, but not in the same amount of time as a canister or backpack. The air hose is many times attached in an awkward position, and the upright itself is bulky to manage while vacuuming steps and other tricky areas. There are good quality uprights, but in the last decade, many insufficient models have hit the market. Advertising depicts versatility by showing a slew of attachments, while the hose and compressor are not convenient. A hose must be supple, if it’s made out of hard plastic this causes nothing but turmoil.

A canister vacuum that includes a power head will cover most grades of cleaning. A janitor service that is just starting out may want to invest in this style of equipment. The attachments allow clean up schedules to flow from carpets to wood floors and up the steps. The canister is capable of reaching high vents and low nooks. This type of vacuum also tackles the jobs of cleaning boats, cars, and garages. A wet / dry canister is excellent to have on hand for an unspeakable disaster, such as the all too common sump pump malfunction. If a situation arises where only one style of vacuum can be purchased, a canister is the most flexible.

Equipment and Supplies That Every Effective Janitor Needs

As the owner of a janitor service I can say with confidence that I know what it takes to successfully complete a cleaning task thoroughly and quickly. A few items a janitor service would need to complete these tasks are a vacuum cleaner with extra bags. A few other crucial items needed to get the job done include window cleaner, cloths, and furniture polish. These items are needed for cleaning windows and dusting wooden surfaces.

A mop, bucket, and floor cleaner are also needed by a janitor service. For hard to reach places you might be better off using a sponge mop. A few other items no janitor should ever go without are a broom and dustpan. For a more thorough cleaning, it is best to sweep crumbs and such things off of the floor before mopping. Otherwise, you just end up with a sticky, crumby, sometimes muddy mess and have to start the process over again.

A janitor service needs plenty of trash bags. Trash cans get full quickly and it is your job to empty and replace them. The most effective way to do this is to take two trash bags with you when you empty the can. Place one of the bags in the bottom of the can and the other inside the can unfolded and ready to collect trash. This will make it easier the next time you come around to change the trash because you will already have a bag handy and you will save time.

Always make sure that you have cleaning solutions, disinfectant sprays, bug sprays, toilet bowl brushes, and plungers. Cleaning solutions can be used on tough spills or for a quick clean. Disinfectant sprays can be used on things such as vomit on the floor, and bug sprays will keep those nasty insects away from areas you have already cleaned. Make sure that you always clean your toilets with some sort of toilet bowl cleaner and scrub well with a brush. Keep a pair of rubber gloves handy to decrease the chance of catching germs and a plunger for unclogging toilets. You may want to keep a mask with you to wear around strong cleaning supplies. Just like a professional janitor service, always make sure you keep all of your cleaning supplies stocked up well so you do not run out. If you follow these tips and keep a close inventory on these items, you will be on your way to cleaning success in no time.
