Your house could be worth more than what you realize. The value of your property is not the only financial potential in your corner. College students, businesses, families in need, tourists and even special event planners could use the space you lovingly cared for, and want to keep. With the market in a slump, now is the time to consider ideas for raising extra cash and securing your future.

Instead of selling your home, use it in ways you may not think about and help preserve a piece of your own history. This article will get you started. Here are ideas for you to consider when considering real estate and earning extra money.

  • For those who live near a college campus, consider renting to a group of college students or to a school for guest rooms. These come in handy for parents of athletes during home games and tournaments.
  • Do you have a house with a bit of history? Rent it to newlyweds, shower planners and history buffs who relish places with a unique appeal.
  • Contact a theater department in your local area and offer to let them use your house for shooting films. Smaller groups and colleges will more than likely accept your offer, provided it is not for a "substantial" sum.

  • Businesses spend thousands of dollars each year when housing employees during training sessions. Your house could help them save if these same people avoided a costly hotel and stayed in your home. Having full Internet connections, a wide screen television and an open kitchen are bonuses to fatten your wallet.
  • Do you have a wealth of books for almost all ages? Do you have quiet reading areas? Let these add money to your savings and rent your home as a "storyteller" haven. Schools look for places to take children on field trips and your home is probably cozier than a crowded place!

Social service groups may be interested in your house as a place for families in need. Housing programs often find themselves swamped in a muddle of too many families who need help right now and a wad of governmental red tape. The service groups and organizations know the requirements for using a space for housing. This could make the difference between a family living on the street and in a real home.

Vacationing families and individuals seek out good deals on great establishments. Your house has an appeal no hotel could match: a sense of comfort found only in a home. Open your doors to guests, serve them a light breakfast and you can even make a few extra bucks by playing taxi to the nearby attractions.

HOW TO MAKE IT HAPPEN

How you market your house could make a difference between a waning interest and a full positive exposure. Word of mouth may work well for you. Contact businesses in your area, design a website and hang a sign outside your front door.

Be sure to include all essential information. Using a decorative sign, with plain lettering, will catch the eyes of the curious. Providing exemplary service and affordable pricing will bring the guests back for more of your cozy charm.

Keep in mind, small extras give you an edge. If you have a small garden where readers can enjoy a good book, advertise it! If you have a van or vehicle, which can hold multiple passengers, and you are willing to drive, tell everyone about it. Be sure to state limits and fees in an open and honest manner.

Contact your local tourism center and major attractions. Perhaps a museum would be willing to make a partnership deal with you. Dual discounts, in exchange for some simple advertising could land your home on the map!

Consider the "appealers" most people seek when choosing a place to stay or live. These include yards for children to play, gardens for reading and enjoying quiet, transportation, free breakfast, Internet connections, special activities (stories for children at night, warm cookies and milk), and laundry service.

To add to the comfort, collect a few basic essentials and arrange in a pretty basket. Use an inexpensive one and let the guests take it with them. You might even try to add a few details to it that remind them of their home. An inexpensive, one-time use camera is always a great touch too!
