Foreclosure Help Is Available Not Only Through The Stimulus Plan

Can you believe it? Home foreclosures have risen 24% first quarter of 2009. We are not seeing real foreclosure help out there. I thought the stimulus plans and bailouts were supposed to help! Since these numbers prove that homeowners need some other type of foreclosure help in order to attempt to save their their homes, I have put together the following information which should help to show homeowners how to avoid a home foreclosure.

Several of my friends have used the information on this Hub and have saved their homes from foreclosure. Some homeowners have had their mortgages adjusted downward by 60%. Others were helped to clear up their credit card dept and reduce their interest. I would certainly take the time to read this information, you never know.

I understand that you don’t have the time to invest in learning how the process of saving your home from foreclosure works, what you need is foreclosure help from a professional who is already trained in this process. Home Loan modification may even be possible without help from the Governments stimulus plan. There are several ways in which a home owner can get help in an effort to save their home from foreclosure. The stimulus plan is only one way to get help, HUD has had programs available for years. How To Get Foreclosure Help And Avoid Foreclosure

Many home owners were hoping that the Governments Stimulus Package was going to save them from foreclosure, after learning the details of the Stimulus Package we have now learned that the stimulus plan will only help home owners if the value of their home has not fallen below the amount of their mortgage, well, that rules out about 99.8 % of home owners.

The reason I starting looking for ways to help home owners who were facing foreclosure, was because I learned that my Niece was losing her home because she couldn’t pay her mortgage. I searched and searched and searched, but all I could find were websites and hubs that were filled with self help and how to information.

I knew that most home owners didn’t have the time to study a course on how to save their home from foreclosure, what those who couldn’t pay their mortgage needed was professional foreclosure help. I also knew that those who were losing their homes didn’t have the money to pay for this professional help, so I tried to locate these professionals who offered foreclosure help for free.

Every home owner that is facing foreclosure has their own particular situation and the factors that will determine what kind of help you need are numerous. Like I said; you can either spend untold hours and days researching foreclosure help websites like I did or you can go to the free foreclosure help site I sent my Niece to.

Before you go to the link I will provide you with, here are some things you will need to have ready when you contact this Organization.

What you need to have ready:

1. A list of your ongoing, monthly bills.

2. Your mortgage loan number.

What to expect when you contact this Organization:

1. When I first learned about this foreclosure help, my Niece contacted them. The very next day, they had set up a three way call with the Mortgage Company, etc. Since then, I have sent so much traffic to them that they now have to make appointments up to two weeks out. So don’t hesitate, contact them as soon as possible.

2. After speaking with you they will do a complete assessment of your mortgage situation.

3. They will give you their recommendations.

4. They may contact your lenders and creditors.

Just a side note; I also learned that some local Sheriff Departments are refusing to honor eviction orders, so many home owners who have already lost their homes do to foreclosure, are simply squatting in their homes. If this is your situation, it wouldn’t hurt to make a call to your local Sheriff to find out if they are honoring court ordered evictions against home owners.

HOPE NOW is an alliance with HUD approved counseling agents, mortgage companies, investors and other mortgage market participants that provides free foreclosure prevention assistance.

In short, what Hope Now doesis save you all the homework of going to HUD.gov and researching everything about foreclosures. You can spend weeks studying all the information at HUD on how to handle a foreclosure, or you can use the services of HOPE NOW, they already know the subject well.

I would not ever pay for professional foreclosure help until I had talked to one of these counselors, there are many people who have payed professionals for these services when they are offered for free.

Be sure to watch the video below, it will explain another possible way to save your home. It involves a process called "Produce The Note." You will be shocked to learn about the process of how many lenders have sold the note to your home, and if the lender can not produce the note, you may be able to remain in your home. Stimulus Plan Foreclosure Help "Home Affordable Refinance"

If you are looking for mortgage or foreclosure help from Obama's Stimulus Plan, you must meet the following conditions. It is called, "The Home Affordable Refinance."

1. You have to be the owner of a 1 to 4 unit home.

2. Your loan has to be owned by Fannie Mae or Freddie Mac.

3. You have to be current on your mortgage payment. In the last twelve months, if you have been more than thirty days late on a payment, you are not current.

4. The amount of your first mortgage can not be more than the current value of your home.

If you answered no to any of these four requirements, it is doubtful you qualify for the stimulus foreclosure help. To be certain, call your servicer.

Foreclosure Help For Military Families

Little was said about this on the News, but part of the Stimulus Package has been made available for Military families. Through this plan, the military homeowner could recoupe up to 95 % of the lost value of their home if they are forced to sell due to a base closure, or realignment announcement.

Foreclosure Help Scam Alert

There are several scams being reported where the scammers are offering to help you save your home from foreclosure. The first one I will expose is the "Pnony Counseling Service."

These phony counseling agencies will offer you their services for a fee. These cons charge huge fees for services that you can easily do yourself, or simply use the free services mentioned in this Hub. Before you agree to pay anyone money, or before you sign an agreement with a counselor, first call 888-995-4673. Tell them what is going on, and they will be able to direct you on what to do.

The number two foreclosure help scam is pretty clever, the con tells the homeowner that if you sign over the deed to them, they will then let you stay in the home. They will collect monthly rent from you, and tell you that you will have the option to buy the home back at a later date. The buy back price is so high, you'll never be able to buy the home back. You get evicted, and the other guy walks off with most of the equity.

The third scam may sound crazy, but it is happening. It's called the old bait and switch. The con makes you believe that you are signing papers that will bring your mortgage payments current. When you are convinced, the con switches the papers and you end up signing over the deed to your home.

“Foreclosures Stopped Every day. Our Counselors Will Stop Yours This Week!”

If someone says to you "do not contact your lender, lawyer, or credit or housing counselor," RUN THE OTHER WAY!

Thanks for another well written and timely Hub...I'm not there yet, foreclosure that is, but with the dynamics of our present economy, and the lack of a stated plan to assist ALL homeowners falling into this quicksand of dropping home values, loss of equity, and going upside-down mortgage to appraisal, I'm arming myself with all the information on this I can get....

Good Morning Maven, always good to hear from you, and hear that you are alright.

I sure hope everyone is bracing for what hits us when untold thousands take these new home loans being backed by the stimulus plan. All the professionals say that we will not see housing prices bottom for at least another 18 months, and the values of homes will drop an estimated 29 % more.

What's going to happen when all these new loans backed by the stimulus plan fail when the value of their new purchase drops 29 % in value only 18 months after they take out a loan for the home?

I have never seen a bubble bust twice, but it looks like that is exactly what we are facing.

Banks and Lenders are not cooperating with Govt plans or advice to be lenient so it is becoming a slow drain on society. Everybody loses !!. Banks see if they lower people's principal balances ten they will lose even more. That is the hard part I do not see.

It could also be that Banks and Lenders don't want to make the same mistake twice, maybe they understand that it would be ignorant to loan money for homes in foreclosure when they know for a fact that the values are going to drop 30 % within 18 months and all these new loans will fail. We will be right back where we started, in a deep hole.

That's great, the good old Government shoves money down the Banks throats and tell them to make loans available. But what does the Bank see? What they ask is this? What happens when your welfare check is gone President, but these loans continue. What happens when all these new loans fail because the value of the homes fall so far within 18 months?

In my view, these Banks would be ignorant stupid businesses if they lend too much right now. I sure wouldn't do it, it would be a stupid business move, especially when I know for a fact the new loan will fail.

Like I said, smart people understand that it's not the Government that will get stuck holding the bill, it's the Businesses. People get the idea that just because the Government gave a welfare check to the Banks and Lenders that this will cover the cost of these new loans, no it does not! It only covers enough to get the loan or foreclosure bailout started. Once the welfare check is gone, it is up to the homeowner again and when prices fall another 30 %, all these homeowners will be right back where they started, only worse.

I think that anyone that buys a home right now is unwise. All these investors buying up all these foreclosed homes and setting on them are going to get stung before it's over.

People need to use the tools that are already available to them through HUD and other programs as mentioned on this Hub.

Thanks for the hub, with so many loan modification companies popping up it is a wonder if people are really going to get the help they need. Will the government be able to help those who are behind on their mortgages? Only time will tell just like with everything red tape is always involved. It would seem to me that it would be wise to let people stay in their homes and pay what they can afford, rather than kicking them out and then trying to sell a home that has lost its value and is not worth much.

Hello Research,

It isn't looking like the Government is going to be helping those who are already behind on their mortgages, I believe most of the stimulus is going to those who have not fallen behind and need the help to stay current. That's really the reason I made this Hub, people are going to have to use the good old fashioned help that was available before there was ever a beast called "Stimulus." There are ways to help, but as you know, the sooner a person finds that help, the more they'll be helped.

I agree with you Research, with all these trillions being thrown away, something should have been done to work out some way to stabilize the home owners. I believe the last figure I had from my friend who works with refinancing was it costs the Lender $80,000.00 to go through the foreclosure process.

The only winners so far has been the Government that has increased its' size and its' control over private businesses, the foreclosure buyers who get rich off the loss of others, and the Corporations who caused this problem in the first place. It just don't figure.

I have worked with saxon mortgage company for 3 yrs. have not got anthing done I have a intrest only loan i've tried every thing they keep sending letters out that they will mod. I get 1 a month i've sent in paper work 10 times in last 3 yrs. what can I do help
