Letting Agency - Differences From Them and Estate Agents
55There is often confusion between a letting agency and an estate agent. This article looks at what each of them does and the differences between both and when you should choose one over the other.
When looking to let a property, a lot of people usually consider a few things as these would be to either do it privately, go to an estate agency or consider a letting agency. A lot of people don’t have the time, money or technical knowledge that is required to let a property themselves and so seek out someone that has all of those things. The two main options that they will consider will be either an estate agent or a letting agent.
A lot of landlords will go straight to an estate agent as they are often a well regarded name in their local area and/or local area. A problem with this is that an estate agency specialises in buying and selling property but not letting them out on the behalf of landlords. As such, they may not be ideally placed to arrange viewings of a property or experienced at dealing with potential tenants.
Experienced letting agents are used to the various, speciliast tasks that go into letting a property and so usually give a property the best chance of letting it out in a short space of time. As they often have various contacts within the specialist letting industry, they can often pass on savings to landlords.
Hopefully that has given you an insight into the differences between an estate and letting agent and if you ever have to let a property out you will be more confident in what choice to make.
