Thinking beyond the box - how to negotiate your disadvantages into advantages

In many areas of the world it is a buyer's market when it comes to getting property. In other words, property in the first world is not selling, therefore people intending to buy have the upper hand. Many people realise this already but here are a few tips to help you lower that price another notch, or gain advantage over other potential buyers.

Noisy roads and streets

For most buyers a noisy road is a negative fact. However, you might realise that a busy road keeps children and kerb crawlers away, so use that to your advantage. When negotiating, mention the fact that while you like the home, the noise is a major problem and lowers the value of the property.

Problem children

If you don't like children in your potential home, causing a nuisance, then you need to observe the area and check activity. Do this at various times of the day and night and build up a case. If you see youths causing problems in the evening in the neighbourhood, then you need to tell the sellers that while you're interested, you need to consider that problem.

Advantages of living beside a rail line

Some properties are near transport, such as rail lines, which create noise and dirt. If you're in the minority and actually like trains, then use this to your advantage. Tell the sellers that you would have to carefully consider the impact of the rail line noise and dirt - perhaps they could reflect that in a lower price? Another benefit of living beside a public transport corridor is that your boundary is unlikely to be changed (unless they decide to widen the line).

Airport advantages

Likewise, some people like watching aircraft but the majority of people would rather not live near an airport. If you do like spotting planes, tell the sellers that you "would have to seriously consider living so close to an airfield". Anybody hearing that will assume that you are concerned with the noise factor, but you're actually thinking about the possibilities of such a great location! Another reason to live near an airport might be convenience, particularly if you use air travel for your work. Again, you can cite the noise problem to the realtor or seller, secretly knowing that the location could be highly advantagous.

Cul-de-sac

Property on a cul-de-sac (a road which has only one access) has advantages and disadvantages. While it might seem an idyllic location, remember that a lack of through traffic may result in attracting children to the road like a magnet! This might be advantageous if you have children and they are looking for playmates. If you're looking for peace and quiet, it might not be a suitable location. These facts can also be used as negotiating ploys if you're cunning.

Pjdscott, this is a very useful Hub! I am a real estate/land use attorney and I can say first hand that many people complain about the very things that they should have known about had they done a thorough investigation before purchasing a home - including any governing covenants (prohibiting things such as clotheslines, certain pets, etc). Know what you are looking for and use it to your advantage. Particularly now in this buyers' market. This is some great advice!

Excellent property buyuing tips,pdj, especially for the down market we are in right noiw. Buying a house( especially the first one) is probably the most important investment most people will ever make, so thinking it through is important. Hey. I found this on digg too--that's three of us LOL.

Thanks everyone for your encouraging comments. I have to admit that the internet is great for finding out relevant information about a specific topic. You can search for phrasees such as "real estate price comparison INSERTYOURCITY" and get very specific and local results from Google and Yahoo.
