The National Taxpayers Union writes that as many as 60% of all homeowners are over-assessed and not in line with their home value. ("How To Fight Property Taxes" 2004 p.1)

Scrutinize Your Property Taxes - Appeal If Necessary

Did your property taxes go up? When you look at houses comparable to yours do you find your home taxed higher than theirs? When the time comes to appeal, are you ready? You can be.

Homeowners feel the property tax bite when taxes go up. Most, however, are not aware of how to check to see if they are overcharged on their property taxes. You don't have to be in the dark.

Before you appeal you property you need to arm yourself with some basic facts about sales prices of similar homes, homes that look like yours and are in the same general neighborhood.

You can use an assessment worksheet in order to make changes plus or minus for amenities that comparable properties have or lack when compared to your home.

If you want to look into doing it yourself inexpensively, you get a free assessment worksheet and some inexpensive professional guidebook advice and training making your appeal using this manual provided from How To Appeal Property Taxes

The only other choice is to wing it without professional guidebook written advice or to pay well over $1,000 for an appraiser and/or lawyer to represent you.

How about using a property tax manual that will take you step by step into the process of appealing your homes assessed value? Most experts say that there is a 50/50 chance that there are errors in your assessment charges.

It's not only worth your time to look into if you qualify for an appeal, but, if you're right, you can put thousands of dollars in your pocket. The new lower assessment goes forward in the ensuing years and may result in tens of thousands in savings.

If you completely blow it:

If, after appealing your case and you discover that you made a mistake or overlooked something that made a significant difference, you can re-appeal next year.

Your case hinges on the veracity of your comparables. The adjustments. you make to comparative items that that are more or less like your home need to be believable. These adjustments involve simple math that anyone can do. A good guidebook is the only help you'll need.

Evidence submitted at the hearing is part of the public record and, at a minimum charge, is available for your review. The appeal process does not change, and it will be much easier and more coherent the second time around.

Appeal fees are minimal, and you can keep on appealing your assessment until you are successful.

Dealing with the tax assessor and Review Board

Don't take the first carrot! Often the tax assessor will make an offer for settlement before the hearing proceeds. This happens usually because of weakness on the assessors behalf. Don't be too quick to take the offer. In most instances, you will receive a more favorable settlement by presenting your case to the Review Board.

Give it your best shot; don't let yourself be unnerved. The tax assessor and review board members are paid to look at your facts, and the facts rule!

If you have done an accurate job and have the evidence to support your adjustments you'll win. It usually plays out, if you take your appeal and re-appeal to any level in the system you'll win. You just have to be sure you have the right figures.

Although your part is over at the completion of the hearing, the Board will not make its decision immediately, and most likely you will be notified of the Board's action in a few weeks.
