really good tips but maybe you should add that when you actually show the house, you should turn on the lights, have some bread baking in the oven, coffee brewing on the stove, fire burning in the sitting room (if you have a chimney) and some nice soft background music. This all makes for a very warm, inviting and homely atmosphere to the house which will also influence a prospective buyer positively!

Great tips! I once had a real estate agent to show me a home. When I walked in, there were 4 cats and the unbearable stench of the litter box. There was litter and fur all over the place. Though the house was nice, I held my breath and just couldn't consider buying it.

These are really good tips to get your house ready to market. It is amazing what fresh paint in a neutral color and new carpet will do for a house. The outside should be washed down and landscaping weeded to give it a fresh look. Updating the faucets and light fixtures is always a good idea. All of your tips are very good advise. There are many people who will not buy a dirty rundown property because they will think what else is wrong with it. Voted up and useful, interesting.

Very nice tips and ideas for updating ones home for sale. One does not have to spend a fortune to do a simple upgrade and clean. I found all of the above to be true when I sold my last house. Even upgrading some light fixtures to inexpensive Ikea fixtures, adding a plant or two and staging the house to show the best features was all it took. The idea is to keep it simple ...

Thanks for the valuable tips. I enjoy going to Open Houses. I like when houses are clean, freshly painted, and free of the owner's personal effects.
