  • Hire the right realtor. i know that this sounds like an oversimplification, but the right realtor is really key to the entire process.  Ask around, and make sure you have a reputable, honest realtor. A good realtor can save you money by knowing the art of negotiation.
  • Compare homes online. Start with Century21.com or Remax.com.
  • Don’t purchase any house until an inspector has examined it. Roof, HVAC, foundation, and other miscellaneous repairs can be very expensive. Know what you’re getting into by hiring a professional to examine what might be your largest investment. 
  • Don't buy a home unless you plan on staying there for at least five years. Closing costs can be expensive. Moving every few years usually results in a loss of money. The only exception to this is if you are purchasing a home for a great price, or you are purchasing in an area where home values are increasing rapidly. Then, moving every few years might make sense. 
  • Buy a house in a school district that is considered good. When you go to sell, you’ll probably sell your home easier, and you’ll probably net more money. Location, location, location!
  • Before looking for a home, get pre-approved for your loan. This will give you an advantage when negotiations begin.Do your research before making a bid. Talk to a good realtor about what he/she recommends you bid. You should almost always ask about 10 percent lower than the seller is asking. Market conditions dictate in all situations though, so again, talk to a realtor. Remember, the realtor works for you!
  • Think before you buy. The age of a home is one large determining factor you must consider before purchase. An older home will often incur greater repair costs and larger insurance premiums.
