Any advice for getting your home ready for an open house?
Any advice for setting up your home for an open house... I'm looking for staging tips that don't require the assistance of HGTV or a carpenter!
When I was a kid, my family did a lot of open houses/large group gatherings and so we got pretty good at getting the house ready in a few hours.
Most of the things to do are pretty obvious - sweep, vacuum, mop the floors, basically clean the house it looks good. Put any loose items away, like toys or even just stuff that clutters like newspapers or magazines.
Have the table with food against a wall setup in a buffet style so people can just walk by and grab a little food. Have lots of chairs, and set them up in small groups of 4-6 chairs so that groups of people can sit and talk. If there are going to be kids, consider a kids area outside, upstairs or in the basement where they can play.
Also try to leave some open areas around the food where people can just stand and talk.
Don't have personal photographs on view. Prospective buyers like a fairly blank canvass so they can imagine themselves living in the house. When we viewed our current home, there were pictures of the owner breastfeeding her baby, and lots of kiddie pics, like having a bath. Obviously they meant a lot to the family, but we didn't want that distraction.

Besides cleaning and getting rid of clutter, have something like fresh baked cookies that makes the whole house smell delicious and homey. The people will walk in and have a good feeling immediately from the smell.
One thing that has always been a staple for us when holding an open house is to have an apple baking in the oven. It smells like apple pie but you don't have to mess up the kitchen to make it smell homey and fresh. Good luck!

I've been here for almost two years now and have published 25 featured hubs. I calculated my average views per hub per day as 4. It is actually a bit better than that because the numbers involved the beginning period when I had only a couple of hubs and no views at all. But you Hubbers out there...
