   my contract says i may cancel within 10 days from the date of the contract by hand deliverying to
   
   the seller or by mailing Notice to the seller by prepaid United States Mail Postmarked anytime within the designated period.
   What do you think? Thanks for any help PLEASE... thank you

   I would send the cancellation by fedex just to be safe (along with an email and call) especially if you have reason to think the seller might try to keep you in the deal for some reason.

   Hiya
   If it states in the contract you can cancel by postmarked mail then you should be ok, I'm in the UK and sending things postmarked is usually a no-no. I would definately cancel final two cheques, as you have cancelled there is no need for them to be cashed. I would also give the company chance to recieve your cancellation, then be on to them for cancellation confirmation in writing. Don't let them mess you about refunding your deposit. Good Luck x
