I think the best way to sell land, regardless of zoning, etc., is to prep the owner to carry a note if possible. With everyone else being absolute variable, ie. zoning, density, access, topography, market and utility, a property owner can swing things their way by being willing to carry a note. In fact, my strategy right now, is to pick up as many OWC building lots as I can because they are probably as cheap as they will ever be right now. Acquire them now and increase your portfolio for when the market stabilizes and then starts improving. Stick with the OWC is your a land seller.
