    No, I don't think so.  We've bought a lot of home and even if one was pre-inspected, I would want my own inspection done by someone I hired.  So it might well be a waste of money to pre-inspect.

    Dear Donna,

    A pre-listing home inspection may not get your home sold faster but it may bring you more money in the end.  Sometimes homebuyers will negotiate repairs requested as a result of their inspection by asking that the price reduced.  If you have a home inspection done upfront, you have a cheat sheet on potential deficiencies so that you can either address them before you have a buyer or have an idea of how much they might cost to remedy.

    For the home owner willing to provide full disclosure to a prospective buyer... My answer is yes.

    As a Realtor? The downside of pre-inspection is the knowledge that comes along with it. Anotherwords, your Agent is compeled by practice law to reveal any condition 'known to him'; to the prospective Buyer's agent if asked. 

    Don't know? Can't tell!

      Sometimes a bit too much information as to the condition of the property, the seller's motivation to sell, as well as marriage status, etc, shared with a Buyer, can and does often prove to work counter to the better interest of( in this case the seller) client.

    Agency is complicated. Proceed with caution when providing inspection or any other report to a prospective Buyer.
