Skyrim House Guide

This is a comprehensive guide featuring everything you need to know about purchasing a house in Skyrim. It includes basic Skyrim house amenities, costs, tips on avoiding Skyrim house bugs, and a short list of the easiest quests to complete in order to become "Thane" of the Skyrim town where you wish to live.

What are Skyrim Bugs?
Skyrim Bugs are microscopic creatures that appear similar to a Chaurus. They hide throughout Skyrim, and often cause problems with Skyrim housing, and other in-game features. There is little knowledge of these creatures, and Bethesda has fumigated (patched) Skyrim on many occasions to rid the Skyrim world of them, but their long lifespan and immense population seem almost impossible to destroy completely. Knowing about them will help Skyrimites avoid the problems associated with them, and will further enhance the Skyrim experience.

Why buy a house in Skyrim?

There is nothing wrong with a homeless Skyrim dweller that is perfectly happy living off the land, but there are several benefits to owning a home in Skyrim:

  • A Skyrim house is an easy & safe place to store loot.
  • A Skyrim house provides a convenient location for skill-enhancing work stations.
  • A Skyrim house is a convenient place to find a follower when desired.
  • A Skyrim house provides the benefit of owning a bed, and assuming you don't have a wolfish grin, an owned bed supplies the "Well Rested bonus" which is a 10% bonus to skill leveling.

A Skyrim Home is too expensive!

Travelers and beggars throughout Skyrim agree that Skyrim housing is too expensive!

If you are searching for a place to settle down before you commit to an actual home then the best initial place for you to stay is Helgen Inn. The place is in ruin, and is visited by bandits on occasion, but for the weary traveler it is a place to rest.

Helgen Inn has the following amenities: a bed (provides a 5% rested bonus to skill increases), a dresser, and an end table; the dresser and end table both supply a safe storage area for loot and other desirables.

Breezehome is a simple Skyrim home made of wood and stone. It is located in Whiterun, adjacent from the armor shop and smithing station entitled "Warmaiden's."

The shopping locations for Whiterun residents include: Arcadia's Cauldron, Belethor's General Goods, The Drunken Huntsman, and Whiterun Marketplace.

Thieves who lack the gracious art of speech craft will be able to fence goods at Honningbrew Meadery, located just outside the town of Whiterun.

Honeyside is a log cabin styled home. It is located in Riften, and the house itself can be accessed from outside of Riften as well as inside of Riften. The Riften neighborhood is ripe with thieves, and beggars.

The shopping locations for Riften residents include: The Pawned Prawn, Black-Briar Meadery, The Scorched Hammer, Elgrim's Elixirs, The Bee and Barb Inn.

Thieves can fence goods at The Ragged Flagon, located inside the town of Riften.

Helping Hand, The Raid, Supply and Demand.

Imperial Quest Requirements:
The Battle for Fort Greenwall.

Easiest Quests:
(These are the easiest quests that may be completed to obtain Honeyside, and to become Thane of the Rift. These quests must be completed in combination with the required quests above. Choose any five of them to complete)

  • Take Pity on a Beggar (give coin to Edda or Snilf)
  • Bloody Nose (Defeat Hofgrir Horse-Crusher in a brawl)
  • Under the Table (Deliver a smuggled Black-Briar Mead Keg to the Inn at Ivarstead OR Turn in Romlyn Dreth to Indaryn in order to complete the quest faster)
  • Truth Ore Consequences (Retrieve Filnjar's Ore Sample at Shor's Stone & Return it to Hafjorg at Elgrim's Elixirs)
  • Spread the Love (Distribute religious literature to 20 Riften citizens).

Vlindrel Hall is crafted of stone, and based on Dwemer architecture. It is located in Markarth, and is the highest elevated home available for purchase in Skyrim.

The shopping locations for Markarth residents include: The Hag's Cure, Silver-Blood Inn, and Arnleif and Sons Trading Company.

Thieves can fence goods at the Silver Blood Inn, located inside the town of Markarth.

Find Hrolfdir's Shield (must be level 20).

Stormcloak Quest Requirements:
The Battle for Fort Sungard.

Easiest Quests:
(These are the easiest quests that may be completed to become Thane of the Reach. These quests must be completed in combination with the required quests above. Choose any five of them to complete, but remember that one quest must be completed for five different people, therefore if two quests are done for the same person it will not count towards fulfillment of the requirement)

  • Take Pity on a Beggar (Give Degaine a coin)
  • Give a Drunk a Drink (Give Cosnach a drink)
  • Fight!Fight! (Wager in a fist fight with Cosnach)
  • Bothela's Discreet Delivery (Deliver the "Stallion Potion" for Bothela to the Jarl's Steward)
  • Deliver a ring to Calcelmo (Deliver a ring from Kerah to Calcelmo)
  • A Few Words With You (Help Omluag with a problem by Persuading, bribing, intimidating, or brawling with the target NPC)

Hjerim is a large and spacious home constructed of mostly wood and occasionally stone. It is located in Windhelm, and is within one of the most racially prejudiced towns in all of Skyrim.

The shopping locations for Windhelm residents include: Windhelm Market Stalls, Blacksmith Quarters, Calixto's House of Curiosities, The White Phial, Sadri's Used Wares, Candlehearth Hall, and New Gnisis Cornerclub.

Thieves can fence goods at the Windhelm Market Stalls.

Proudspire Manor is crafted entirely of stone, and it is one of the largest houses in Skyrim boasting three stories. It is located in Solitude next to the Bard's College.

The shopping locations for Solitude residents include: Angeline's Aromatics, Bits and Pieces, Solitude Fletcher, Solitude Blacksmith, Radiant Raiment, The Winking Skeever, and the Solitude Marketplace.

Thieves can fence goods at The Winking Skeever, located inside the town of Solitude.

  • Delivery (Deliver a bottle of Rum from Sorex Vinius to Falk Firebeard).
  • Fit for a Jarl (Model some clothes to Elisif the Fair for Taarie of Radiant Rainment).
  • No News is Good News (Find out about Angeline Morrard's daughter from Captain Aldis).

      I got my first house from a glitch where you could get your money back. However, later in the game you have so much money you don't know what to do with it, so that isn't much of a problem.

      The main problem is having to save the game, buy the house, and go through the whole house first to make sure that nothing is broken. Such a hassle. So many glitches make the game really difficult to continue at times.

      Great consolidation of information though, it took me a lot of time to figure out all the requirements in game - would have been nice to have this back then.

      I have a quick question! I've run into a bit of a problem and you seem to know the run-down on houses so I'll ask:

      I can't buy the house in Windhelm! I've finished nearly every quest in the city, the civil war quests (on the side of the stormcloaks), am Thane of Eastmarch, but I still can't buy it. I keep being told that the house isn't ready, even though I've done the quest about finding the serial killer in Windhelm. I'm stuck, and it's even worse because I have become Thane of all areas and own nearly every other house (except for in Riften and, of course, Windhelm) and I'm just wanting to get everything on one character. I haven't had any trouble in any other save file, so I don't know if it's a bug or what?

      Thanks! It does take a great deal of time to gather all of this information from various sources, and that is the main reason that I wrote this guide. Hopefully it will help people who are new to the game of Skyrim, or those who decide to play through again with a new character.

      Thanks for pointing that out because that particular bug hadn't happened to me on any of my play-throughs, but then I usually only buy one or two houses per character. That quest can become bugged, and there are many things that can cause this to happen. Most of those bugs have been fixed with Skyrim patches 1.4 and 1.5, but may require a new play-through in order to see the results of the "fix it" patch. However, if you have not played since the 1.5 patch update you may want to give it another try, just in case.

      Here are some common problems with the "Blood on Ice" quest that still remain:

      -Must enter Windhelm four times to trigger the "Blood on Ice" quest.

      -The quest will only trigger between 7pm and 6:59am.

      -If you finish Mourning Never Comes you can't trigger the quest.

      -When you are asked to question the witnesses don't approach Hjerim.

      It does sound like from what you said that you have already done this quest, and if so then I am not certain what the problem could be. I will update this guide when new information becomes available.

      I also have a problem with buying the Windhelm house. I have completed the entire Dark Brotherhood storyline, which includes Mourning never comes, and I have completed the civil war storyline and sided with the Imperials.

      My issue is that I cannot trigger the Blood on the ice quest, and therefore cannot become thane. I have read countless forums about my problem but haven't found a fix. I have done this quest with another character so I know the storyline and I have tried everything others have suggested to trigger it.

      I'm on ps3 so I can't use console commands. Susanna the wicked is alive and works in candlehearth hall. I know she's the one who dies in the cemetery so do you know anything else I can do? I'm already very far with my current character and I'd rather not start over.
