In my years as a licensed real estate professional, I regularly met people ready to buy their first home. Or so they thought. After all, it's the American dream to own your own place. Unfortunately, for those who don't understand what they can afford or really desire, that dream can become a nightmare. Buying Your First Home: Insider Secrets You Must Know by Chuck and Donna Cosmato is a handy, easy-to-understand guide written with buyers in mind to make sure they sidestep the pitfalls in today's market.

Book Delivers as Promised

As I read Buying Your First Home, I kept thinking, "If I had this book when I was in real estate, I would have given a copy to serious first time buyers." This book delivers what it promises; insider secrets you must know. Chuck Cosmato brings his years of of real estate experience to the table as he teams up with daughter Donna Cosmato to offer a methodical plan to help buyers identify what is important to them when buying a house. Tools like the "Dream House Wish List" help buyers bring their true preferences into focus. Questions on this list delve below the surface and dig out tidbits that many homeowners don't take into consideration until it is too late.

What House Can You Afford?

Along with the help this book provides in identifying the house of your dreams, I recommend this book for those who want to know what they can afford to buy. Chuck and Donna Cosmato walk readers through the entire process from how lenders make decisions to the formula used to calculate debt to income ratios. What I really appreciate is the straight-forward, easy-to-understand language that keeps things easier to grasp.

In fact, I suggest it as required reading for Freddie Mac and Fannie Mae. It would certainly teach them a thing or two about how to help people reach that American Dream without turning it into a foreclosure nightmare.
