PLANNING is essential to the creation and refinement of a plan. The counterpart to planning is spontaneous order.

In planning, you have to gather data that can be used to meet the requirements needed in compliance with the design of the proposed house structure. The scope of planning is wide. You have to come out with a clear and concise CONCEPT idea, followed by a DESIGN CONCEPT. You have to give an emphasis to the objective/s of your design and the need to provide design principles. Based on all of these, you can also add your Philosophy for your own design and why you are after with such great design ideas. Also how you want to meet the planning consideration provided by the standard code in your area of jurisdiction.

Site Location

Site Location is important in figuring out what design you would want to give your house. One should be aware of which direction the lot-line is facing such as which side of the lot is pointing out towards north, north-east, east, south-east, west or north-west. Or maybe you could just check the transfer certificate title or TCT to locate the positions of the property lines. If you do not have it, at least try to visualize the location of the street. Knowing exactly what are the existing structures beside the property lines will give you a vivid idea on how you will comply with the requirements of the structural code. A site location as well as the vicinity map is important in the sense that you can have better planning ideas with regards to avoidance of traffic. It is where you create the gardening ideas. It is where you can have analyze where to locate the entrance and exit of the house. It is where you can visualize where to place the floor area of the house. And it is where you can maximize the use of the lot area for your own convenience later.

For Architects, a site development plan is one the major requirement. The lay-out of the site plan identify all the necessary land and zoning laws, the topography and building issues that would greatly affect the design of one major project. It is an architectural plan which proposed an improvement to a given lot.

Make a bubble diagram to make an easier draft of the floor plan. A bubble diagram is a small representation of your lay-out and it will provide help in the clarity of the total outcome of your floor plan. The diagram would give you an idea of the form of the sketch-plan only in bubble form. Many architects use this Bubble Diagram or the Schematic Diagram in the first phase of their design process. A bubble diagram is like a brief or a concise idea of what your plan will look-like before you go to the final lay-out. Connecting the areas adjacent to another area by means of arrows and proper illustration of the lines will emphasize the function of every bubble.


The lay-out is the finalize form of plan of a proposed building project. Lay-out of a specific house plan includes;

  • the site development plan, which is the proposed development of a proposed site trying to resolve the issues of proper use of land control and management of a certain area.
  • the floor plan, which is the most essential part of the lay-out wherein every floor area should be presented with a proper lay-out unless otherwise it is a typical design of every floor.
  • the elevation plan, is the lay-out showing the facade of the house.
  • the cross section, which shows the interior details of the proposed structure.
  • the structural lay-out, shows the structural details of your house where every detail is subject to the proper computation necessary for the proposed structural detail and should pass in the requirement made by the national structural code.
  • the perspective of the design which shows the entire structure in aerial view or in a two-point perspective.



Try to look at the lot plan of your property. You can find there the exact lot measurements and the shape that holds the property lines. This would give you an idea how narrow or wide the lot area. From there you can make analyze of the area you want to occupy as the floor area of the building structure. However, if you do not know the lot plan but you know well that the existing house is measured with a specific lay-out, try to revisit the lay-out and measure it by triangle yourself.

Measurement is important to view the details of a floor plan. Since the floor plan is the most fundamental part of a design. In drafting lay-out one must refer to the National Building Code to acquire the standard measurements. An accurate measurements will give harmonious details for the structure.Yes, there are standard measurements required for doors, windows, ceiling heights, mezzanine, stairs, and for the fixtures and furniture. To create a modernize design and to come up with one, everything should be given proper consideration.

To begin the measurement, you have to start from the property line. Make sure not to go beyond that line. If by accident , you have built your house wall beyond your own property, you will be charge of 'land grabbing'. For bigger and wider lot area, it is more convenient to make a draft of a beautiful house rather than the condominium or apartment type units. It has a limited area that every space should be properly utilized but integrated to the design concept.

The perspective of the design can be done by proper lay-outing. You can make one just to have an insight of the sketch you had made to analyze the design of the total aesthetic of the house. You can present the perspective in aerial view or in two-point perspective, that way you can have a clearer view of the whole structure.

Best advise is to ask an architect or hire an architect to organize the sketch plan you had just been made. You can show your own sketch and some of the measurements you want them to follow and they will organize your ideas to come out with a more functional environment for you.
