   How to contact a house seller who no longer has house on the market?
   
   For anyone associated with real estate, do you have an idea of the best way to contact someone who had their house for sale, but took it off the market? We are interested in buying, but are unsure of how to contact. Should we contact her directly, or through the realtor? She was unable to sell, and I think that is why she stopped listing. Thanks!

   I would go and knock at the door, or drop a note through the door, if you don't have the phone number. (You could still buy through the realtor if you feel it is not right to bypass them because they have put in all the work to advertise the property).

   If a realtor showed you the house when it was on the market, and it was within the previous 6 month period, you should go through the realtor. Sometimes contracts between seller and realtor will specify a shorter period, but generally, if a realtor showed you the house, they will still get a commission if you buy it within a certain period of time after their contract ended.
   
   If you were never shown this house by a realtor, and the house is no longer listed with a realtor, then you can contact the owner directly. If you can get a phone number, then place a call, otherwise, write a letter expressing your interest and ask them to call you. I would not advise knocking on their door except as a last resort. At this point, the ball is in their court. They may turn you down, refer you to a realtor, or meet with you personally.

   If you have the address, either write to them or google them. Also, you may be able to locate an email address through zillow or zaba.com. Just because someone took the house off the market may not mean it's sold, just they're not selling it through a real estate company.
