How Is Your Home's Property Value Determined?

How do real estate appraisers come up with a value for your home?

When your having your home appraised the real estate appraiser is not there to judge you on your house keeping, or your gardening abilities.

They're there to look at tangible, measurable signs of value. They also take a look at the houses around you, in your neighborhood, and in other local neighborhoods. They look at the values of comparable homes that have sold recently.

It's nice to know in the current housing market exactly how your real estate appraisal company determines the value of your house.

I asked the experts at Stickelman Schneider and Associates, an Ohio real estate appraisal company how they determine home values in Ohio, but I think their information will be valuable to other areas too.

Appraisers look at several things to determine the value of your home. Including:

  • Comparable sales within your market area in the past 6 to 12 month period.
  • Market data, for example: has the neighborhood increased/decreased in value.
  • The square footage of living space.
  • Bathrooms count on the main living level in your home.
  • Recent remodeling, continues maintenance and/or updates.
  • Lot size and acreage.
  • Construction quality
  • Amenities and additional features that the typical buyer is looking for.

Things that won't help your property value:

  • Outbuildings if they're in need of repair, or a complete tear down.
  • Over improvements for your neighborhood. If your home is remodeled to be higher value than the other homes in the neighborhood it may not help your actual home appraisal value as much as you'd like.
  • Curb appeal is a big help in selling your house, but it doesn't count much toward the value of your house when it's being appraised. Since maintaining the outside of your house can change so quickly (short term) it can't be counted toward the long term value of your house.

Pick a Reputable Real Estate Appraisal Company

Look for a company with certified appraisers that have been on the job for more than a year or two. Certified appraisers are held to a code of ethics, known as the Uniform Standards of Professional Appraisal Practice.
