The following are examples of some of my highlighted projects (past & present):

Current Project #1

My client wanted to design a house that reminded him of the Wise Villa Winery in Lincoln, CA. This house will be built in Wheatland, CA near Camp Far West reservoir. The challenge with this design is that the house had to be designed to fit on an existing foundation. The existing foundation was designed for a single story ranch style house. This project demonstrates my ability to think "outside the box" and provide my client with creative ways to solve problems. This project is about to be permitted. I expect construction to begin in the Summer, 2015.

Current Project #2

This project has just been permitted. I expect construction to begin in the Spring. The site location is Loomis, CA.

Current Project #3

This project is still in the design phase. The proposed site will be Sheridan, CA. I hope to have these plans ready for the Structural Engineer in a month or so.

Completed Project #1

I designed this custom home for a General Contractor. He wanted a house reminiscent to the homes he remembered in his childhood, on the east coast. Though it has been sold, I stay in touch with the new owner. Recently, I designed covered patio for this house.

Completed Project #2

This home is located in the rugged Sierra Nevada mountain range, halfway between Sacramento and Lake Tahoe. The house fits its surroundings very well. The interior is decorated with pine logs and river rock.

Completed Project #3

The owner wanted a house that had an old english look to it. The first time I presented the owner with design sketches, they loved what I provided.

Completed Project #4

This house was designed for a General Contractor. The house sits on a property that overlooks the city of Sacramento. The upstairs redwood deck opens up the Master Suite to spectacular views. This house is a Mediterranean style home loved by the owners.

Completed Project #5

This house is located in the City of Rocklin, CA. This design was originally pulled from a magazine. My client made many changes before settling on a final design. This project demonstrates my ability to work with my clients to provide a design that fits their needs..

Completed Project #6

My client purchased a fixer upper that was originally constructed nearly 100 years ago. He wanted to retain the original classic design. This project demonstrates my ability to incorporate modern features while staying within the period of the original design.

Completed Project #7

This custom designed home is located in Meadow Vista, CA. This home is designed with a 135 degree angle between the garage and main house. This shows my ability to work on complex design concepts.

Some Real Customer Reviews

"Richard is obviously very well informed as to how drawings should be prepared. It was also apparent that he clearly understood what drawings were required for Sacramento County and the detail that needed to be on each drawing. The builder was also able to understand how the project should be constructed. In fact, when two of the sub-contractors attempted to make changes that would benefit their bottom-line, I was able to use the drawings and the building inspector to force them to meet Richard's design specifications. I would highly recommend Mr. Espinosa." - G. Ballis (2/17/2010)

"I have used Richard for several jobs. He give you exactly what you need to get permits processed so you can get the job done. He does not charge you for pages upon pages of nonsense most jobs do not need. He also stands by his work and makes any additions and corrections as necessary. Though I have not had to do this with Richard. I have used his drawing on many jobs and won't go to anyone else." - Anonymous (2/19/2010)
