Ok... Homes are a part of life... Therefore home inspections are a part of life. Even skilled tradesmen hire professional home inspectors. You know why? Because Home inspectors are generalists. A Plumber doesn't know Electrical and an Electrician might have a hard time getting the cover plates off the furnace.

Home inspections are just for when your buying a home right? Nope. You are wrong. When is the last time you walked your roof, checked out your attic, used a thermal cam in your basement? Oh... not recently? Then you should probably go find yourself someone to look after it for you.

Sellers Need Home Inspections Too.

Why let the Buyer's Inspector gain all the negotiating leverage?

That's Right. If you are selling a home, you definitely should have a Seller's home inspection before hand. You can chose what things to take care of, and what issues are already "noted" in the price. This can speed up and smooth out the transaction process. Many sellers choose to have a home inspection performed before listing their properties. After receiving the report, they often can take care of some of the more simple less costly repairs. Seller's often then use the report as a Selling tool, able to show honesty, integrity and a house that has been thoroughly evaluated. Potential buyers are usually presented with a copy at open houses.

Often this can be done at a reduced rate by the inspector already involved with the property, as not much more than a walk through will be required to verify the condition has remained unchanged.
