Every agent at one time or another has the opportunity to represent both the buyer and seller in a transaction, if their state allows it. Both buyer and seller must agree to this "dual agency" situation. At best, it is difficult, especially during the negotiation phase. An agent has to ask, "can I represent both parties equally and with complete integrity?" At the end of every day, the agent faces the biggest critic, him/herself! The mirror is always there at check in.
