Make Your Home Presentable If You Want to Sell Your House Fast

Updated on November 16, 2015

Improve Your Home

Selling your home can always be a tedious process as most buyers tend to be quite choosy. You cannot blame them because a home is often an investment of a lifetime and does require a lot of thought and consideration. How then can you go about selling your house as fast as possible?

Put yourself in the buyer's shoes. You will be attracted to any home that is in good condition. The first thing you need to do, therefore, for selling your home quickly, is to ensure that it is in the best condition. It may also not be a bad idea to go in for some home improvement. You will be required to spend on this, but it is a fact that most home improvements, especially in kitchens and bathrooms, more than pay for themselves by adding a premium to the amount that you will have spent on the renovation of these areas. Make sure that the improvements you put in position are not just cosmetic but add real utility to those spaces. Additions to your landscape, a patio or conservatory can also make for home improvements that buyers look at favorably.

A Presentable Home is Attractive to a Buyer

Your home is going to be viewed by interested buyers, and this makes it imperative that you always ensure that your home is always clean, clutter free and presentable at all times of the day. It may be a problem if you are staying in it at present and have kids and pets, but, even so, you have to make an effort to keep constant track of the housekeeping. You will help yourself in doing this if you make a thorough inspection of your home and gather all the junk and unwanted things that you have. See if you can get rid of all of them by organizing a garden sale or just giving things away. You will find a lot of charitable organizations that will gladly take your stuff off your hand, as long as they are things that are useful. Quite often you will find that the things you have gathered over the years have sentimental value and are not of any use. Be practical and get rid of them. You will then find your home less cluttered and easier to keep in order.

Check Your Home

Go through all your plumbing and electrical systems. See that there are no leaking taps, clogged drains, faulty switches and other problems. Buyers will fool around when they visit a home, and will be put off with things that are defective and not functional. It can do no harm to replace washers, switches, bulbs and anything that is not doing its job. Inspect your roof and outside walls and repair any cracks or defects that you see.

Quote the Right Proce

If you want to sell your house fast, you must make sure that the price you are quoting for it is the same as the market rate in your area, and anything extra that you ask for must be justified by home improvements or additions that bring value to your property. Make inquiries about the financial arrangements that any prospective buyer has made and concentrate and negotiate with those people who have their finances in position. You also need to ensure that your home is well advertised, and this can be greatly helped if you register your home for sale with reputed real estate agents in your area. They are the people who will always have lists of interested buyers and can help you to sell a home faster. Get a lawyer to also vet all your documents and ensure that there are no encumbrances or other problems that can come in the way of a quick sale.
