FORT MONTGOMERY ON LAKE CHAMPLAIN, ROUSES POINT, NY!!
Current Bid: $5000000.00
|
This is truly a once in a lifetime
opportunity to own Fort Montgomery,
which is a rare and historic property.
An incredible 6,900 Feet of Waterfront
on magnificient Lake Champlain,
NY makes Fort Montgomery Estates
one of the largest undivided tracks
of lakefront property in the New
York / Vermont Lake Champlain Region.
A true developers dream !
Fort Montgomery Estates is located
between U.S Route 2 & Route
11, Rouses Point (Clinton County),
New York,12979. The property is
directly adjacent to the Canadian
Border.
Dating back to the first half of
the 19th century, Fort Montgomery,
with over 70 fireplaces, is now
available for purchase, offering
excellent investment potential for
a variety of uses. The imposing
stone structure more than 40 feet
high is beautifully set out in Lake
Champlain and connected to an island
measuring approximately 1,300’ in
length by 500’ in width. A 700-foot-long
causeway connects, the island to
the mainland, with 6,900 feet
of lake frontage included as
part of the offering. In addition,
with the purchase of the Fort Montgomery
comes ownership of 279.7 acres on
the mainland and an additional 86
acres of land under water and that
extend 500 feet into Lake Champlain
bringing the total to 365.7 acres.
Listed on the National Register
of Historic Places, the fort is
in need of restoration. Funds may
be available through various government
agencies for partial or total renovation.
Local assistance can also be obtained
from the Town of Champlain Local
Development Corporation. There
are no restrictions on the fort,
meaning the new owners can develop
it as they see fit. One possible
use for the land would be the creation
of a marina and luxury condominiums
with dramatic views of the lake
and mountains in Vermont and New
York states; there are no height
restrictions for such a development.
Potential also exists for commercial
development, as the area has proven
to be attractive to business.
It enjoys a desirable location on the U.S./Canadian border, only 45 minutes from Montreal, 90 minutes from Lake Placid, NY and one hour from Burlington, Vermont. The property taxes are some of the lowest in New York State; the area crime rate is one of the lowest in the country; and the Village of Rouses Point has one of the lowest municipal electric rates in the United States at only 4 cents per kilowatt hour. Add to this the fact that the entire area retains its small town charms and friendliness, and it is easy to see the opportunity that waits the enterprising new owner.
This is not a commercial endeavor, it is a private undertaking for
those interested in a unique setting with diverse potential. Perhaps
you'd like to leave the city, make a life change or get involved in a
noble project, whatever it is, we'll listen. Presently occupied by the
owner/builder as his private retreat and slowly growing into a "Very
Spiritual" Organic Raw Food Bed and Breakfast. He may entertain
partnership in the Bed and Breakfast, develope a corporate retreat
residence, sell you a portion as your personal residence or will
consider other possibilities. Additional details and acquisition
specifics are to be discussed and negotiated. He invites interested
parties to contact him.
ABOUT THE PROPERTY:
Shantideva Temple,
situated on 5 acres, sits above a 5000 sq ft courtyard that is adjoined
by a 3000 sq ft, 3 level, 2 bedroom, 2 1/2 bath private log residence.
The logs were hauled down from Vermont and the interior construction is
entirely wood, most of which was harvested right here on the land.
Adjoining the log residence is a 2000 sq. ft. "Green Energy" Barn that
has just been erected. Adjoining the Temple property, on 7 acres, is a
2250 sq ft, 3 bedroom, 2 bath modified 30x50 ft barn residence with 24
ft ceilings. The eccentricity of design is reflected in the use of a
variety of woods and tiles. Cherry floors and walls, flame maple
cabinets, stone platforms and massive white and red pine trees
co-mingle with a variety of hard and soft woods throughout this
outrageous building. The upper bedroom suite overlooks a 1 acre, 14 ft
deep pond area landscaped with a perimeter of tumbled flagstone. The
pond is situated within a 50+ acre parcel that has a 20 ft high natural
waterfall. Massive stones, some weighing over 40 tons, were located
around the country and transported to construct the 101 ft diameter
stone circle that overlooks a cliff. This vantage point affords the
opportunity to watch magnificent sunsets. On the hilltop overlooking
the stone circle, is yet another parcel, with a small 300 sq ft log
cabin hand carved by Native Americans set upon a stone base and patio.
The views are breathtaking. In its entirety, the property encompasses
115+ acres, tied together by over 3 miles of roads. Presently 8
subdivisions; 2 parcels are residences @ $750,000.00 each (one
presently occupied by the owner), one parcel has the small cabin @
$350,000.00, another has an outrageous 11 acre "Camp" with a 1500 sq
ft. home, out buildings and a pond @ $400,000.00, three are ready to
build on from $250,000.00 each and the 50+ acre parcel with the pond,
waterfall, Stone Circle and a myriad of trails are to be deeded for
private use to the other 7 parcels and will remain wild forever.
LOCATION:
The Temple, residence and
adjoining properties are located minutes from downtown Ithaca, New
York. Ithaca is the home of the Namgyal Monastery Institute of Buddhist
Studies and Du Khor Choe Ling, the Land of Kalachakra Study and
Practice, Namgyal's new facility. Namgyal Monastery in Ithaca is the
North American Seat of His Holiness the 14th Dalai Lama.
The foundation in this home is Superior Wall construction, the highest quality and latest technology in foundations. This is such a unique home with an exceptional footprint that Superior Walls of Warren, Ohio, uses this home in their advertising brochures and their main display at home and garden shows throughout the country. The special high-strength, low water concrete mix ensures that the basement will be dry. The walls are reinforced with steel rebar and polypropylene fibers for strength.
Steel Construction
Steel structure is used throughout this house. In the Great Room, the cherry window wall facing the lakeside is all tubular steel wrapped with wood. The engineers who put the stamp of approval on these blueprints approved them as though this home were being constructed in the snow belt of Buffalo, New York, in order to carry the snow load.
TJI Floor Framing
The floor framing is composed of TJI joists. They are a high-tech combination of microllam laminated veneer lumber (LVL) flanges. The TJI joists feature an efficient shape that enables them to carry large loads over long spans without losing their connection to decking and flooring finishes, such as all the flagstone in the entrance and kitchen area. The flooring is important in the exercise room, where a conventional flooring system would be unable to carry the weight of the Nautilus exercise equipment.
Stick Construction
Most homes are built with trusses because it is less expensive and takes a less skilled tradesperson. The framing in this home is stick. Not everybody can frame a stick home. It is this type of construction that allows a thirty-foot peak in the Great Room. The benefit of stick construction is more space, less wasted space, and aesthetics. The wood materials are microllam framing material and #1 Douglas Fir-Larch.
Gates
There are two sets of security gates. The first is located midway through the entrance driveway. This gate is equipped with a camera system, touch pad, and two-way speakers. This allows the homeowner to view the person at the gate as well as to speak to the persons before allowing them to enter.
The second gate is part of a brick and stone courtyard wall which encloses the entrance to both the garage and courtyard
Floor – Made with tongue & “V” grooved strips of Hard Maple. There are four types of Maple in the floor: Birdseye Maple, Curly Maple, Character Maple, and Clear Maple. The wood strips are at random lengths, & come in four different widths – 2-inch, 3-inch, 4-inch, and 5-inch. The border is made of 7 different woods – from the inside out: 3-inch Walnut, 2-inch Birdseye Maple, 2-inch Cherry, 2-inch Character Maple, 3-inch Clear Maple, 2-inch Cherry, and 3-inch Curly Maple. The border follows the contour of the room.
Floor in Front of Fireplace – Maryland Flagstone, representing a stone spill from the stonewall, with a small section of wood in the middle of the spill.
Stonewall – Made of Maryland Fieldstone, which came from the same mountains as the flagstone.
The Sailing Ship above the Fireplace - Is a copy of the pencil artwork in the half-bath in the foyer. These pictures were art projects when Wally was a high school art teacher. A template was made of cardboard, and each piece was numbered. The stonemasons then cut the flagstone and put the puzzle together as the wall was being assembled.
Built-in Cabinetry in the Stone Wall – Made of Natural Cherry. It is the home for the 73-inch Mitsubishi projection television and all the electronics for the Great Room surround sound theater and the outdoor theater.
Lake Side Window Wall- All Natural Cherry. The carpenters referred to it as the wall “From Hell.” Thousands of cuts were made to assemble this piece of art. All the panels were made off site in the carpenter’s New York shop and brought to LakeMilton. The windows are made of reflective bronze glass, which makes it practically impossible to see through the windows from the outside.

Lansing Island is a private gated community with only one access point, a guarded entrance that leads to a classic style draw bridge. Once across the draw bridge you are greeted by lush and beautiful landscaping in the common areas and luxurious homes with even more extravagant and well manicured lawns. You will find homes on Lansing Island ranging in price from $1,100,000 to $6,000,000. Each home is located on at least .75 acres of land. The homes in Lansing Island have direct river access or river access through deep canals meandering throughout most of the island. With some recent national attention spotlighting Lansing Island, demand for very exclusive Lansing Island homes has been steadily rising. Easily one of the most fantastic and beautiful places to live, Lansing Island real estate is just blocks from the pristine beaches of Brevard County’s Space Coast. This area is known for it's favorable weather, relaxed environment, great location, thriving economy and affordable prices. Rarely does an opportunity come along to purchase a property of this caliber at a distressed price.
This magnificant estate was home to my family for 8 great years. We love the area so much we built our new home just up the street from this magnificant home. This is a 6400 square foot (under air, over 8500 feet total) gorgeous estate home on over one acre. The home sits at the end of a cul de sac and has a very nice canal behind the home. I can forward you a virtual tour of the property. There is so much to list I din't know where to start. The guest house has an exercise room, bar, media room,steam/sauna master suite and on and on. The main house has everything you would expect it to... marble, granite,Kohler faucets,Austrian Crystal fixtures in the Master, media room, faux finished walls, and so forth. The windows are not impact resistent. There is not a back up generator. These things can be done for roughly $100,000. The home does have storm shutters. There is a Bocce court/ batting cage. I am seeking to sell this outright or trade for a unique TROPHY PROPERTY or possibly commercial property as well. I can add cash to the deal as well. Interested in property in AZ,CO,GA,NC,Florida Keys,Florida West Coast (no further north than Sarasota) Bahamas,Montana,Utah. Please I am only interested in nice clean high end properties. The home is priced to reflect current real estate market conditions. Not interested in low ball offers.
