You need a hub author score of at least 75, which you already have, and your hub in question must have a score of 40.
Understand, that certain links on your page will always be don't follow, such as the ads. To understand this, you need to know what don't follow and dofollow links really are.
You see, Google crawls from webpage to webpage finding pages to index. Whenever it goes to a page and sees a don't follow link it doesn't index the next page. Ads fall into this category, as Google doesn't want to index those ... they want to index content.
So, write good content and you should have no issues with dont follow links.
