Tips for building new house.

Welcome to my lens "ARCHITECTURE AND INTERIOR DESIGNING". My lens is all about how architecture and interior designing works together to make a dream project. I am making my new home and have come across so many difficulties. Here in this lens I am sharing my experience of making my house. Also the mistakes that I have done, so that you do not repeat those mistake. I hope my lens is useful for you.

Choosing a right Architect.

First step

Choosing the right architect is the most important part of making your house or building. An architect is the one who calculates your budgets and has knowledge into all laws that need to be followed to construct the building. He knows how much area is to be covered and the area that has to be left plain. Also he is the one who calculates dimensions for various rooms and other areas. In my case, I did the first mistake. My architect is an under experienced person who does not know any of the above things. I am facing a lot of difficulty in completing the structure of my house. Me and my husband mostly sit and calculate everything again that has been given by the architect. There is always some kind of flaws in the material given by him. Hope this will help you in choosing a right architect.

Interior designer

Interior designer is the one who works every nook and corner of the house or building from inside. She will design everything from your bedroom, bathroom, family lounge, dining area to kitchen and circulation area. You can be your own interior designer, still the interior designer has every knowledge of new things coming up in the market. So she becomes a guide for constructing a unique house or building.

The structure engineer.

Structure engineer is yet another person who is involved in the work of constructing the building. He is the one who helps us in constructing an earthquake proof building. Earthquake proof is a big word, he will help in preventing the maximum damage to our house during natural calamities. He will plan columns that are needed to put in a building with their positioning. Our structure engineer has been a real knowledgeable person.

Centralised or split units?

Central air conditioning, is an air conditioning system that uses ducts to distribute cooled or dehumidified air to more than one room and which is not plugged into a standard electrical outlet.


1. When the air handling unit turns on, room air is drawn in from various parts of the building through return-air ducts. This air is pulled through a filter where airborne particles such as dust and lint are removed. Sophisticated filters may remove microscopic pollutants as well. The filtered air is routed to air supply ductwork that carries it back to rooms. Whenever the air conditioner is running, this cycle repeats continually.

2. The condenser unit is located outside the home, it offers a lower level of indoor noise than a free-standing air conditioning unit.

If you need an air conditioner to cool multiple rooms in a large area, I would recommend a central air conditioner.

Ceiling height is the other variable that you need to consider when choosing between the two styles of air conditioners. A central air conditioner requires ductwork to distribute the air to each desired area. Standard ductwork requires approximately 12” of height for installation. Many older homes and basements do not have enough ceiling height to comfortably fit the additional ductwork. In these cases a ductless split air conditioner would be ideal.

Central air conditioners and large mini split air conditioners are very similar in price for the equipment. A major difference is that consumers can shop online for a ductless air conditioner, but by law they have to buy a central air conditioner from a contractor. The addition of ductwork and the increased labor really adds to the central air conditioners final price. The more ductwork that needs to be run, the more money it will cost for installation. You save this money with the purchase of a ductless mini split air conditioner.

Some local engineers that you will need in building your house are the following:

The electrician.

The plumber.

The site supervisor.

A person for flooring.

Someone for ceiling designs.

All the above things are to be done to make the interior look beautiful, useful as well as unique.

Deciding the kitchen.

This is yet another major task to be done. There are many brands now a days that help in solving the problem now. You can place the order and your kitchen comes out to be ready to get fitted. Now you have two choices depending on your budget:

1. First is a modular kitchen in which you can use the hardware of a good reputed company and get the cabinets made through a local carpenter. This is a budgeted method.

2. Second option is going for a good kitchen brand like hacker, poggen pohl, veneta cucine etc. But yes, this will drastically increase your budget but will have everything done through machines.

So this stands completely your choice and budget.

I have opted for hackers. And I will surely put the updated review of this brand after sometime. Till now, I have placed the order and have faced no difficulties with them. They are all well co-ordinated and friendly personnels out there.

Bath fittings.

When you are building your new home, everywhere you have to look at your budget first and then decide what you can buy. Getting bath fittings is yet another thing to be kept in mind. There are a lot of brands in market. Some common budgeted brands are hindware, parryware and grohe. And brands that are on a higher side are moen, hansgrohe, american standard, kohler etc. I can surely tell some dealers if you are interested.

Anti-termite treatment.

Anti-termite treatment is very important for every house and building. Anti-termite treatment is done before and after constructing the house. Before you start your construction of the land, call for a personnel who does all these tasks and he will guide you through it. He knows how much amount and at what time periods the treatment is needed. Anti-termite is also done before the flooring is put. So that your building becomes termite proof.

Add-on tips.

When you start building your new home consider a supervisor for the site. As you are a new one and do not know each and everything about the house and the tasks related to it. The supervisor is the one who will guide you through each and every step with the process. This will surely make your work easier and hassle free.
