Kansas - It's dear to the heart of Virginia Allain. She grew up there & loves the big skies, the prairies, the small towns, & history.

Fun at Sugar Valley and Nearby

Sugar Valley Lakes is a recreational area in Linn County, Kansas that's restricted to those owning lots or homes there. There are several lakes with camping, fishing, and boating. It's an area that's more wooded and rolling than most of eastern Kansas. It's a short drive south of Kansas City.

In the area around Sugar Valley Lakes, there are quite a few recreational opportunities. I'll feature a number of those here plus the activities at Sugar Valley Lakes as well.

In the past, I owned a prairie lot and also a lake lot at this resort. Since we now live in Florida, we no longer have those lots.

Activities Right at Sugar Valley

Events for Owners at this Private Recreational Community, Golf Course and Lake range from an Easter Egg Hunt to a Hobo Dinner of "Beans & Cornbread" (wear "Hobo Clothes") to a Chuck Wagon Dinner (Meat furnished/bring side dishes). There's fun things to do in the community all year round!

Advantages of Buying a Prairie Lot at Sugar Valley Lakes

There are fewer and fewer waterfront lots available for building on at Sugar Valley Lakes Resort. Lake lots can cost $15,000 to $25,000 in the area. Prairie lots are available for less than $500. The annual fee is the same for either type of lot and the use of the community is the same. With a prairie lot you won't have a waterfront view or a place to build your own dock for your boat.

The prairie lots sell for very modest prices and allow the owners to use all the amenities of the Sugar Valley Lakes resort. That means you can become a member of the golf course, launch a boat to fish or water ski on the lake, use the tennis courts, pool, etc.

Usually, on a prairie lot, the taxes are around $5 a year, and the annual fee for the resort is less than $150. If you live in the south-central Kansas area, it's a modest cost for the amount of recreation you can enjoy there.

NOTE: This was my experience from about 5 years ago. The prices may have gone up since then.

Do You Like Craft Fairs?

There are lots of these around!

Maple Leaf Festival Arts and Craft Show - Drive over to Baldwin, Kansas of a crisp fall day to see hundreds of craft vendors display their goodies. I found this to be one of the most reasonably priced craft fairs that I've ever attended.

Sugar Mound Arts & Crafts - Held in October in Mound City.

Visit Nearby Fort Scott

Places to Check for Lots

Many of the lots around the lake are already built on, so if you want to be on the "big lake" then start shopping. Check list just below on this webpage to see if any are listed. Check the Kansas City Craigslist. Check at the Sugar Valley Lakes office where they maintain a card file of lots for sale by owners. Look on the bulletin board there as well.

Selling a Lot?

If you have a lake lot or prairie lot for sale or a house in Sugar Valley, you can list it here in the comments section. Please describe it and give your contact information. (I no longer have a lot for sale of my own)

This place for people to post their lots or to inquire about available lots is a free posting and I have no stake in the sale of these lots.

You need to check back now and then to see if anyone is inquiring about your lot.

Sounds like a great place to relax and unwind. I really like craft fairs also, we have many of them where I live in the summer and fall.
