   Is buying US tax lien certificate, safe?
   
   Lately in Malaysia, there's been many advertisements of American 'experts' giving free talks and seminars for foreigners to buy Federal/US tax lien certificates. Are these safe and legal? Could this be a scam?

   yes. Some people have done very well with buying tax liens. They just require research and time. You have to go to auctions, which cost money, and can be overwhelming. Also, only certain states do it. You may have to plan a trip.

   i would be careful with advertisements in Malaysia but Tax lien certs in general are legitimate investment opportunites.  You will either realize the cash flow or have the opportunity to purchase a property at a fairly low dollar value.   
   
   Do Your homework on the underlying real estate first and don't take anyone's word for it.  For example, you don't want to buy a lien on a property that was recently declared a condemed toxic biohazard.  Plus if you get the property you may be stuck evicting the current occupant.
