How do you raise rental property rents without driving out your tenants?
Landlords always face the dilemma of increasing rents at the risk of angering their tenants. How do you do this successfully?
Honestly, you cant! I've been renting for about three years now, in two different houses and in the first, when the landlord tried to raise the rent by €100 a month, we left there and then.
If you've made a contract with your tenants, they've always paid in full and haven't been any trouble then they have every right to leave if you decide to change the contract and add onto their rent.
Our contract is going to be up in two months, the house is in perfect order, we always pay on time and they have never had complaints about us, so if they do decide to up the rent, then we will definitely be finding another rental!
I personally manage a few rentals and the first thing you need to do is compare what they currently pay to what the market rent in that area is going for.
If the local market shows higher rents for the same size property you could easily raise the rent. But make sure you do it when their lease is up, most contracts won't allow you to raise it in the middle of the contract, unless they have not paid or been late.
If they decide to leave, and the local market is renting for higher you could easily find new tenants.
