    Your opinion on a 1997 Palm Harbor Double Wide.

    Home was recently occupied however in need of repairs. Is this a year/brand worth the buy @ $ 40.000 in Texas. This is the price for the house only. It will be added to land price if we decide to purchase together. It doesn't appear to be a bad deal since we are willing to do the repairs but would like a more informed opinion.

    No one here can really answer that without "kicking the tires".
    You need to hire a home inspector and pay the fee to have the double wide gone over before spending that money. What if the base is full of termites, rotted out, etc. A home inspector will find any problem during the inspection.

    These types of houses go down in value, whereas a brick and mortar home goes up in value.
    At 20 years old needing repairs, 40K for JUST the house and not the land seems excessive.
