Imagine a real estate investment company. It creates separate limited liability corporations for each project, one per hotel or one per resort. If that one project is sued by the state government or a massive lawsuit, it can go bankrupt - but the other properties are separate legal entities and thus not affected. So Trump's dozens of properties can have 5% go bankrupt and the rest are unaffected.
Then there are separate business entities like the Trump real estate school, Trump Steaks, "The Apprentice" TV show. Each could go bankrupt and not affect the others.
