my tenants vandalized my rental
they ruined my carpet broke my appliances broke some windows stole the lawnmower and the washer and dryer will be covered by my landlord policy
Typically Vandalism or Malicious Mischief & Theft are covered losses on a Rental Dwelling (Landlord) Insurance Policy. It can vary from company to company though. Sometimes you might even see exclusions for your tenants so you would want to make sure you read the exclusions and limitations section of your Rental Dwelling Policy to be sure. You will be responsible for paying your deductible, but I would think the rest of the damage that you mentioned would be covered.
