One of Cleveland’s eastern suburban retail opportunities is Eton Chagrin Boulevard in Woodmere, Ohio, just a mile or two east of Interstate 271 on Chagrin Boulevard. Currently being managed by Stark Enterprises of Cleveland, Eton is a boutique lifestyle center totaling a relatively modest 300,000 square feet. The development is in a heavy commercial corridor, and is adjoined by a substantial office building.

The property in its earlier configurations operated both as Eton Square Mall and The Eton Collection. Upon the development’s reconfiguration to its present hybrid state, the former property owners took on additional investors, including current managing partner Stark Enterprises.

Today, a large percentage of the facility operates as an open-air strip-style center, with immediate outdoor access to the upscale tenants of Barnes & Noble, Trader Joe’s, Fidelity Investments, Sur La Table, Anthropologie and such restaurants as Bravo! Cucina Italiana, Fleming’s Prime Steakhouse, and Mitchell’s Fish Market. The remainder of the property retains a portion of its earlier form of an enclosed mall, with local and regional retail tenants in men’s and women’s apparel, shoes, accessories, health & beauty, and services, along with several galleries. Like many other retail properties across the nation, Eton has recently been hurt by a number of vacancies, particularly of larger tenants.

Eton Chagrin Boulevard has a market area that encompasses such affluent eastern Cleveland suburbs as Pepper Pike, Beachwood, Hunting Valley, and Moreland Hills, as well as the not-too-distant city of Chagrin Falls. Eton serves this market in competition with Beachwood Place Mall in Beachwood, and Legacy Village in Lyndhurst.

Like Stark’s Crocker Park in Westlake, Ohio, Eton’s architecture is a picturesque pastiche of highly detailed architectural styling of a faintly European air, augmented by lush plantings and varied street furnishings. Eton is hobbled somewhat by its limited, cramped and contorted parking areas, and the often resultant congestion. Chagrin Boulevard is relatively narrow, yet often consistently heavily traveled, adding to customer access woes.
