There are many things that can assure a good long term relationship:
1. Keep in touch always
Whether you prefer text messages, IMs, emails, telephone calls, or video chatting, keeping in touch is the most important thing you can do in a long-distance relationship. There are even smartphone apps that allow long-distance couples to share photos, videos, send voice messages, and more. A handwritten letter or unexpected gift goes a long way to making your LD partner feel loved and appreciated.
2. Know When You’ll See Each Other Next
Before the end of a visit, be sure you know when one of you will be visiting the other next. If you have a definite end to the distance already on the calendar, even if it’s just going to be a weekend together, the time apart will be easier to deal with
3. Reuniting after time apart can make relationships feel honeymoon-y a lot of the time, especially if you’re visiting on weekends.
4. There are moments of jealousy and insecurity in even the most secure relationships. However, every perceived slight or twinge of envy will be magnified in a long-distance relationship. So, it is very important to trust each other.
Although your question asking about "long term relationships" as in having a "lasting relationship" I see you have it under the category of long distance.
Long distance relationships were meant to be temporary!
The goal is to be with the person you love.
It's also important to establish what is making a long distance relationship "work" mean to you. One year? Two years? Marriage?
Sure you can text, email, phone, Skype, send gifts, and have occasional visits with one another. However unless there is a "light at the end of the tunnel" eventually a long distance relationship fizzles.
At some point someone has to be willing to relocate!
It's the counting down the months, weeks, and days until one is done with the inconvenience of being in a long distance relationship that keeps it strong!
Essentially the only reason for being in a long distance relationship is the belief that she/he is "the one". If you're simply just passing the time "dating" someone you might as well do that locally.

Time apart does not bring you closer together; despite what fairytales, movies and books tell you but being clingy doesn't help either. Distance cannot fill the void of actually having that person there with you but it can make the heart grow fonder. There's an upside and downside to long distance...
