What are some things I can do to my home to increase my chances of selling it quickly?
Stephanie - I was left in a Will my parent's house and it needed work. Major remodeling was done such as kitchen flooring, painting, outside update with landscaping and outer doors of house and garage. Power washing and extensive cleaning as they had let everything get out of hand. Within one year after it was listed with a Realtor and several interested shoppers viewed the house - my brother and I were lucky to sell at a better price than expected to another Realtor indirectly related to our main Realty Company. I hope a couple of the ideas helped.
Take a true objective look at it and be sure it is decluttered. Repaint things a nice neutral fresh color. And make sure it is clean. If you have dogs, like I do, you may be used to the smell but people that have no dogs hate the smell - so keep everything fresh and spray with Febreeze.
Don't overprice it in hopes of making extra money. Often people won't look at things beyond their budget. Price it fairly. Good luck, I know it is a hard market out there.
Not seeing your home, it's hard to be specific but focus on frontage, kitchens, and baths. Stay neutral where possible as you never know who's coming to see and what they're tastes are. Of course clean is always good.
Stage it, make sure the bathroom and kitchen are in presentable and desirable condition, and paint the walls neutral colors. You want all prospective buyers to be able to picture themselves living there. If they can't imagine it as being their home they won't make an offer.
Staging - eliminate clutter, clean closets, position furniture to highlight the spaces and spotlessly clean.
Improve lighting, paint if necessary.
Offering price - have your agent perform an absorption rate analysis for homes in your price range. You must price the property aggressively if there is substantial competition.
Well if you are really interested in selling your home quickly the first thing that you should do is a little recon. You should start by doing research on the homes that are for sell in your area and check to see what they have that your house does not. By doing this you will be able to get a better estimate of how much you should price your home. Another thing that you can actually do is offer your buyers to pay for there portion of there closing cost if not all depending on why you want to sell so quickly. Make buying your house look more of a deal than buying your neighbors home.
That is the easiest way I can tell you that selling your home quickly is going to happen.
