it's still not due until the end of the year but the winds seem to be blowing my way ,optimism need not be wrong all the time.
I haven't. I don't see any recovery. Yes, the rich and the top 10% or 20% have recovered. But the bottom 60% are struggling and they're not in good shape. The problem is systemic, not cyclic.
The property market won't recover for at least a couple of decades.
