      I would ask them to hold the land and then rush out  to see it first. Too many long term things to think about and senses to  feel the site out.

      I think I would. But that depends, of course... I have to ask necessary things before I made the payment. If found to be legal, then...why not give it a go, specially if you like it.

         I always like to look at the person in their eyes and have a good handshake before giving up a lot of money.
         
         I like to step all over the land also to see if it was a dump site, quicksand or swamp. Photos can be tricky.

      I would consider buying land online - of course I would arrange a survey by a professional, check any available records etc before buying, just as I would if buying face-to-face. 
      
      It's unlikely I would buy a house online, because it's too easy to make the photographs look good even if the place is a dump.

   I'm a former Realtor, and I know how limited photgraphs are.  I would not buy property without seeing it!

   I would be fine not seeing the land provided I had a trusted source locally that could tie together any details that may not be overly evident from what I could gather online.
   
   I work with a business partner in the Phoenix, AZ market and, since I live in the San Francisco Bay Area, I've never physically seen any of the houses we've purchased before actually purchasing them.
   
   As with most ventures, the competence of those you work with is vital unless you're going to try and do everything yourself.  And, in my situation, that would be impossible.

      In a case where I know the person is honest by experience I would consider too,  buying on line unseen. Yet, it's hard to trust someone more than your own brother

   My son is moving into my area, found a house for sale that looked good and asked me to take a look.
   
   It was built less than 50 feet from a set of railroad tracks.  It was maybe 1/4 mile from a major rail switch yard.  It was perhaps 200 yards (straight line) from a slaughter house.  The house was old and had been added on to, doubling it's size.  Outbuildings were falling down and had large holes in the walls.  The address was nearly impossible to find, with a long private drive(shared with 3 other houses)beginning on a street on the wrong side of those RR tracks.
   
   None of which was in the online ad or photos.  A visual inspection is absolutely necessary from someone on your side of the transaction.

   I would want to inspect the property before purchasing. There are too many factors that could impact the value.
