A quitclaim deed is a document prepared by an attorney by which a person can transfer his interest in a house, mobile home that has been permanently placed or any other form the real estate may take to another person. By giving such a deed, the person is simply transferring his interest in the property and is making no claim as to the interest another person may have in property. A quitclaim deed does not guarantee that the property is free of debt.
I was involved with a quit claim on a piece of land a few years ago, and the other parties gave up all claims to that particular piece of land voluntary in front of a notary republic. This form was then handed over to my attorney who took care of all of the other legal paperwork for a fee of coarse.
