How'd you tell your friend that you have noticed that he/she is using you for his/her personal gain?
"Friends with benefits" is often times abused.
If I thought my friend is using me for his/her personal gain, I would have a serious talk with this person to find out why. Sometimes, it's just a misunderstanding. So best to get it out in the open. If you keep it in and not say anything, it will just make you miserable. So I'll let this person know what I think. Don't let people walk all over you.

him /her what you think of them, no beating around the bush

It depends on the friend. Most likely I would intentionally be helping a friend accomplish their goals. Good friends support one another.
However if I did feel used I'd probably make myself less available to them.
