What do you wish you'd known before you bought your past or current home?

If you've had any unpleasant surprises involving buying a home that could have been avoided if only you'd known a few key pieces of information, what were those pieces of information?

That home improvement is never done.  There is always something else to fix. It pays to have an expert inspect the house and make suggestions, but even then the prediction is not guaranteed to be accurate.

Get the lowest interest rate - shop around! Negotiate the selling price to as low as you can go.
Buy a good (not most expensive) home in a great neighborhood instead of a cheap home in a bad neighborhood.
Don't buy more house than you can afford. Make sure you love it before you buy it!
