        I'd prefer more Habitat-ish.
Anyway, I live in a rented flat, so what would be the point of spending $20,000 on it?

I'd convince myself that I needed a new home bar....right in the corner of my living room...it would look nice and I could be the bar maid and the paying customer too, it would be much fun like I owned a real bar or something!!

I'd get a kickass outdoor kitchen and hot tub. They're both fun, get you out of the house and add equity!! What more could you want?

..from an investment angle...the kitchen is the better choice.

Kitchen is definitely a better investment, but a top of the line master bathroom is a close second. If everything in the kitchen works and functions the way you want it to, and you plan on staying in your home for a long time, go for the jetted tub!

Bathroom definately, I'd make it much bigger, with a large tub, and seperate shower, Hey might even put  one of those tv's in the mirror. They are so cool.

I would definately go for a new roof. Probably new steel roofing. It will outlast asphalt shingles and be a good home investment.

The steel roofs have improved - would you do the new faux Spanish tile or slate?  Or the original?

Definitely, another bedroom with walk in closet and bath.

As many have said, the kitchen. That is the one room that everyone spends the most time in. Supposedly.

Kitchen, then living room, then master bedroom, then master bathroom, then lawn, then other rooms, then garage. I'd do it in that order.

Sorry, you're way over budget.  $20,000 might get you the first 3 or 4 items..if you're lucky. sad

I need new windows. Some of the seals are broken, which is not good here in Continental Climate Central, and I want some that currently don't open to be able to open so the house gets better cross-breezes. My mom tells me that will probably cost 20 grand by itself. sad

Give me 100 grand and I'd toss in better insulation, hardwood floors on the main floor, built-in bookcases, new siding, and a bigger deck in the back.

Most definitely my kitchen. There are so many new ideas for kitchens today than there were 15 years ago when we built the house. I'd love a full working kitchen..no table in my kitchen, just lots of cabinets and ovens.

Arent you supposed to say the kitchen and master bath?  I would put it toward a man cave- pool table, flat screens and much more!

Definately a sun room addition with a hot tub.

I would go for either siding, Kitchen remodel, Bathroom remodel, and work on keeping a room sorta flexible. If someone wanted a studio or something in a certain room, don't customize it too much where you would block out their needs.

Experience tell me that a quality paint job But with properly chosen colors (hire an interior designer OR a Feng Shui consultant) could make some remodeling not needed.
Of course - I am somewhat biased, being a professional painting contractor.
The rest I'd spend on a kitchen or a master bath.

I would spend it on my entire house. I only paid 15,000 for the house and if my boyfriend and I did the work $20,000 could go real far....I need a new roof too that would be first.

Buy a solar power system to add value to the house  and use the money I save on electricity to make small improvements every few months.

I'd get a cabin kit and build an entire house.  There would even be a bit leftover for paint and insulation.

One person at a time lol
I suspect people back then were very prudish.  The bathroom was just a place to get your business done and get out.  No jacuzzi or anything fancy in those days.

+1 for solar power system proposed by Rochelle Frank.
In amazon you can get 246-Watt starter kits for $1,300 I'm sure you can get much lower in some stores.
With your budget at least you can get 3000 Watts, enough to power up major equipments.

Humm, $20,000 for starters I agree with the new steel roof, gutters and downspouts. Or new windows and entry doors...

    kitchen and bathrooms
    (Small house, lol)

    that would be wish list
probably more practical to get house re-insulated and new windows

  27. Nolapete profile image73

Bathrooms would be first on my list.  Adding grid tied solar power and upgrading and relocating central air upstairs would be next. If those were already done, remodel sunroom and detached garage.

Well considering the budget is only $20,000 I think there is plenty we can do if we shop wisely. I would definitely upgrade the kitchen, especially the cabinet doors and counter tops as well as cost effective flooring  and maybe some sky lighting that would reduce my energy bills.
I believe if space permits you could get a s new or even a slightly dented or scratched jacuzzi or maybe even one of those that are considered a knock off as they may not be deemed good enough for the high end market. That along with new faucet and a new paint job especially if you don't mind being creative with your paint colors then you could but reject paint from the home depot and with a little creativity make your own colors. Amazing what $20k can do right?

Well, my house was almost completely renovated when I moved in. The only thing I didn't replace were the kitchen cabinets, so I'd probably do those. I'm not sure how much cabinets run these days, and I'm sure it depends on wood, how many, etc. If I had enough money left after the cabinets, I'd consider a new roof.

I'd looove to redo my kitchen or even more my ensuite bathroom, but I'd probably end up spending it on redoing windows - double glazing some and at least improving the seals around others - adding wall insulation and adding some solar panels to the roof.

Where I'm from, $20,000 wouldn't go very far, but my choices would include whatever combination of the following I could get for the $$:
    new windows
    new carpeting
    remodel of both bathrooms
    kitchen countertops
    kitchen cupboards
remodel family room in lower level
    repaint much of the interior
new deck and landscaping in back
    expand the garage

I'm so spoiled. I love my home and everything is exactly the way I want it. I wouldn't change a thing. I would, however, like to give the money to my annoying neighbors across the road. Maybe they can build themselves a nice tall fence.

The house I'm in right now? New siding. That would take most of it...I have a huge house. But if it wasn't that it would be new windows, or a remodeled kitchen...maybe some awesome landscaping... there are little things you can do that make everything look better too. New paint, trim and window treatments make a world of difference.

I love this question and where do I begin the top of my list would be to redo both bathrooms in my home with a luxury look and a whirlpool tub. I am not sure how far 20,000 would go but anything is better then what I have now. I will all this to my bucket list
